Pricing and quotes

How much does an inspection cost?

For most residential situations the inspection is free and comes with a written quote. For complex cases — large commercial properties, multi-unit buildings, or issues that need a thorough dig — there may be a flat inspection fee, which we tell you up front. No surprises.

Do you give free quotes?

Yes. After the inspection you get a clear, itemized written quote that lists the pest, the treatment, the timeline, and the price. No pressure, no drip pricing — decide on your own time.

Are there extra charges after the job?

No hidden fees. The quote you approve is the price you pay. Follow-up visits within the agreed service window are included. If a property issue (like newly discovered damage or a second unrelated pest) comes up mid-job, we stop and get your approval before adding anything.

Do you service rental units and landlords?

Yes. We work directly with landlords, property managers, and tenants across Ottawa. We can invoice the property owner, coordinate access with tenants, and provide the documentation you need for records or insurance.

Treatment and safety

Is treatment safe for pets and kids?

Yes. We select products and application methods with pets, children, and sensitive occupants in mind. Tell us up front who is in the home and we adjust accordingly — including which areas (if any) to keep clear and for how long.

What products do you use?

Health Canada registered products, chosen for the specific pest and situation. That can mean targeted baits, dust applications in wall voids, low-odour sprays, mechanical traps, or exclusion work — whichever gives the best result with the least disruption.

Do I have to leave my home during treatment?

For most treatments, no — we work around you. For larger-scale jobs like full bed bug heat treatments or fumigation, you may need to be out for a few hours. We tell you exactly what is required before the appointment so there are no surprises.

Is the job covered by a guarantee?

Yes. If pests return within the agreed service window, we come back at no extra charge. Our follow-up visit catches any regrowth early, and if the problem persists we re-inspect and adjust — we do not walk away from a job until it is resolved.

Service and process

How fast can you come out?

Most inquiries get a same-day response, and in many cases we can be on site the same day or the next morning. For true emergencies — wasp stings, rodents in living space — we prioritize and move as fast as we can.

What areas of Ottawa do you serve?

We cover the full Ottawa area — downtown, Barrhaven, Kanata, Nepean, Orleans, Gloucester, Stittsville, and the east and west ends. If you are unsure whether we cover your address, call and ask — we almost always do.

Do you do commercial properties?

Yes. Restaurants, retail, offices, warehouses, multi-unit residential, and property management portfolios. We work around business hours, keep documentation tight, and can set up recurring maintenance schedules where they make sense.

What happens after treatment?

You may see increased pest activity for a few days as they encounter the product — that is normal. Most problems resolve within one to three weeks. We return to verify results and walk you through simple prevention steps so the issue stays gone.

Common Ottawa pests

What pests are most common in Ottawa?

Mice, ants, wasps, and spiders are the year-round regulars. Bed bugs are common in apartments and hotels. Cockroaches show up in shared walls and older buildings. Rats are less common than mice but on the rise in some neighbourhoods.

When is bed bug, mouse, and wasp season?

Bed bugs are a year-round problem — they travel on people, not weather. Mice push indoors starting late September as temperatures drop. Wasps build up through summer and peak in August and September when nests are largest and most aggressive.

How do I know if I have mice vs. rats?

Size of the droppings is the fastest tell: mouse droppings are rice-grain sized, rat droppings are closer to a raisin. Mice are skittish and stay near walls. Rats are bolder, often active at dusk, and leave greasy rub marks along travel paths. Send us a photo if you are unsure.

Should I try DIY first?

For one stray spider or ant, sure. For anything you are seeing repeatedly — droppings, nests, bites, a trail of ants — DIY usually masks the problem instead of solving it. Store-bought sprays scatter colonies and make professional treatment harder. Call us first and save yourself the detour.

Still got a question?

Tell us what you are seeing and we will take it from there. Most inquiries get a same-day response.
